COMMUNITY DESIGN

For a considerable period of time, the communities we build and live in have been suffering from extreme design deficits. We have seen a wave of homes and communities built over the last ten years, in this country, that is unequaled
in our history. The urgency to "catch the wave" has resulted in many design deficient homes and neighborhoods. The design flaws include undefined pedestrian spaces, street dominant composition, homes that compete with one another and a general lack of aesthetic beauty.

Why is this? Most communities have been developed using a formulaic approach, which basically strings together a series of isolated specialists, all working independently for a developer and rarely interfacing with one another. The result is little or no understanding of what the next specialist in the sequence brings to the table.

In the past, developers, who act as the conductors of this symphony of specialists, have been satisfied to limited involvement in the planning and execution process perpetuating the lack of overall cohesion.

In contrast, today's developers have a keen understanding of the value of collaboration throughout the planning and design. Their vision of the final result is more sophisticated.

Instead of accepting average results, both aesthetically and financially, they seek outside sources with the creative vision to lead the process of designing, developing and building a community.

Born out of the affluent home-buyers’ yearning for finer places to live rather than the typical residential cul-de-sac community, this new breed of community emerges into the residential market place. The Developers who will lead the next decade of residential growth have become aware of the need for a strong aesthetic design to guide the process. In order to achieve this level of design coordination, there must be a singular point of responsibility for supervising everything in the built environment. The Stephen Fuller Signature Community is defined by its allencompassing
aesthetic design, which is fully incorporated into the actualized community.

Communities are an assimilation of multiple layers of design. From macro to micro, everything from the land plan to the shutter colors in a community must be thoughtfully considered if an extraordinary community is to be realized. Although at times it seems overwhelming, management and facilitation can be readily achieved. The process involves breaking down the information into a simple system of design layers, which bring order and sequence to the process. Begin with the most general community issues and eventually move to the specific issues involved with each individual home. At Stephen Fuller Inc., we have developed a three part "Signature Community" process that we use to create communities, which are vastly superior both aesthetically and financially to the average communities, developed today.
